How to read the output
What Emvadon provides—and what it does not decide
Each output has a specific job and a clear decision boundary.
- Record links
Emvadon provides
When a listing includes usable cadastral references, Emvadon can propose a link to a Department of Lands and Surveys (DLS) record while keeping the original listing visible.
Decision boundary
A proposed link does not prove that the records refer to the same property. Uncertain or incomplete matches remain flagged for review.
- Comparable evidence
Emvadon provides
Emvadon surfaces formally registered DLS transactions while keeping the source, available date, and how the transaction amount was recorded visible.
Decision boundary
Choosing and adjusting comparable evidence still requires professional judgement. DLS General Valuation remains separate from registered sale evidence.
- Indicative AVM
Emvadon provides
Where enabled, the indicative AVM currently covers supported properties in Limassol only. The model was built from accepted amounts in formally registered DLS sales for that district.
Decision boundary
It is an indicative AVM, not Market Value and not a certified RICS valuation. The current output does not include a published uncertainty range or model documentation.

Available zone-level parameters and automated seismic, flood, and feasibility flags provide screening context.
